About Dowagiac Housing Commission

Public Housing
The Dowagiac Housing Commission manages Low Income Public Housing (LIPH) units. Our bedroom sizes range from one bedroom up to three bedrooms. We have 26 townhouses duplex walkups and one senior hi-rise building with 6 floors. We have no multifamily buildings. All of our 60 senior apartments are one bedroom and house elderly, near elderly and clients that receive disability. We are pet friendly for those that have a medical need for pets.

The LIPH program has waiting lists. Applicants can add their names to the waiting list, depending on the eligible family needs. Eligibility requirements and application procedures are different than those of other programs.

Individuals and households participating in the LIPH program earn 80% of area media income or less to qualify, and typically pay 30% of their monthly income for rent and utilities.

Section 8
The Housing Choice Voucher Program (commonly referred to as Section 8) issues vouchers that pay a portion of the monthly rent for privately owned units. The Dowagiac Housing Commission screens applicants and provides eligible households with a voucher (also referred to as subsidy).

Vouchers may be used to lease a unit from any landlord in Dowagiac eligible to participate in the program. The households in this program must earn 30% of area median income or less to qualify.
